As you turn in the driveway, you note a grand front entry porch with arched mahogany transom over the 8-foot high entry door and sidelights with salt concrete porch and old Savannah gray brick steps and porch rowlock. It makes a statement to this new transitional home with enhanced stucco and trim details.

This home is as maintenance free as it can be. It has 2,536 square feet of heated space on the first floor with a 238-square-foot heated sunroom, 683 square feet of heated space on the second floor, and  888 square foot of garage and porches. It has three bedrooms and three-and-a-half baths on the first floor. The second floor consists of a large bonus room, a tinker room in the converted attic space for the homeowner’s personal projects, and a full bath.

The homeowner chose impact-rated windows and doors so that no panels would be needed to protect the home during storms. They saw the value and security of the upgraded windows, which we highly recommend. Panels need to be stored, and there’s always the problem of having labor available when the need to be installed prior to a storm and removed after. The impact glazing cost roughly $10,000, but it is well worth the peace of mind knowing their home is safe always. In addition, the home has a full-house home generator and transfer switch, so if the house loses power, the generator can operate the home for two weeks on a tank of LP gas.

The HVAC systems are upgraded to a 16 SEER, three-zone system, which allow for individual controls for first floor, second floor, and sunroom.

This home has custom Luxor kitchen and bath cabinetry, quartz tops and kitchen sink, with stainless steel appliances, and an induction cooktop. Above the master bath vanities is built-in cabinetry for toiletries, as well as and LED Mirrors. The bathroom floor is a Schluter floor and shower tile system. The home also has custom closets.

With its elevated location, the golfer’s porch on the second floor – just off the bonus room – commands a perfect view of the 10th green and 11th tee on the Dolphin Head Course. The bonus room, with two large closets and a full bath, is also an optional fourth bedroom.

All flooring is hard surface or LVP for ease of maintenance, and the interior door and trim is cottage style.

Rather than an open porch, the homeowner wanted a sunroom that can be used year-round. It has a wall of glass on the rear that can be opened, if needed, for natural breezes or closed for heat.

Off the sunroom is a paving brick patio that steps down to a circular fire pit surrounded with a brick planter perfect for the herb garden.

Even the service yard has plenty of room for the HVAC units, generator, and additional trash cans as needed. Rather than a wood service gate, this is a custom aluminum powder-coated gate that looks like a wood door, but is lightweight, attractive, and serviceable.

The two-car garage has an 18-foot door for better storage for two cars, includes a golf cart garage, and has epoxy floors for ease of maintenance. The garage includes plenty of storage cabinets that can also be used as a work bench. Entry to the home from the garage has the laundry room on the immediate right and custom mudroom cabinetry down the hall for shoes, sweaters, and jackets. This can also be used as a drop zone for keys, purses, etc.
